Oh, last thing:  We had a leak about a week earlier in a different spot due to insufficient flashing around an exhaust pipe.

You must steer it away from danger.Either steer it away, or build it so that it can withstand the hurricane that's coming.

.- Odd and ends - check sink and shower water pressure, run hot water to make sure it stays hot, exhaust fan in bathroom, crawl space opened or completely closed off, title insurance when purchasing, have someone present when sellers are moving out so they don't take your appliances that were included in sale, what's the property worth 30 years down the road, annual taxes, know your utilities.I have some spreadsheet analysis I can share with you if you'd like. 

It was a bummer because the margin would've been huge, but I exhausted all my options. 

Now, I have called an electrician to install an exhaust fan in the bathroom.

It’s probably a good idea to exhaust all options you have near you before moving on to a different area.
