When you put a property under contract that is not listed (there is no listing agreement whatsoever) and one that you found from your own marketing efforts, why would your Broker be entitled to a commission? 

While this is market-specific, there is generally no correlation whatsoever between assessed value and market value.

Also I can tell you it was pulling teeth to find someone to work on the home I've purchased (had several connections in the suburbs make a drive down as a favor).
