These folks typically are looking more for amenities that fit there business than a vacationer, thus less appealing locations may be ok.Find whats right for you and tailor your rental towards that market, riches in the niches!

Just curious if there's something out there specifically tailored to this other than trying to narrow my searches on zillow, redfin, etc with keywords that include the terms 'seller finance.

@Michael ElderI wouldn't mess around with anything other than an insurance policy tailored to short-term rentals.

They returned my initial call nearly instantly, asked me what I was looking for, and tailored suggestions to my requests.  

I'll be happy to address specific questions, I can tell if someone has searched and has made an attempt to learn or if they simply feel entitled to be spoon fed information tailored just for them.....without regard for those who contribute because they just don't want to look anything up.

Many people that would not otherwise pick up the phone would go to a website that is tailored to probate, a site that educates them on the process, builds empathy and convinces them why to sell to you. 

You can research all you want online, but what you're not going to find is a tailored fit plan for you, and one that can change on a year to year basis because life changes. 

I like to let them tell their story then tailor my responses in such a way as to emphasize what it is I can do to help them, or more importantly, how I can solve their problem.So how did you come across this lead, or find the house?

To be honest I would develop a relationship with some investors first and find out what number they are comfortable with first and then tailor your deal to what they want or need.

They will try to get the listing agent talking -- most agents LOVE to talk -- and tailor the offer specifically to the seller's motivation.
