I like the out of the box type thinking, but I am not sure I would use it and how many people would versus the risk and maintenance aspect. 

In the event that you do have a true squatter its a fairly standard eviction process which is unfortunate but does happen in this business.On a preventative note if you have a vacant unit you can put in a security system that uses cellular and you will get notification if anyone comes in. 

But, what critics of NAR fail to realize is that this has resulted in the most efficient system of transferring real property in the world.  

My best advice for those who are looking to invest out of state in any market is finding a solid investor agent (someone who invests in real estate themselves) because they can plug you in with their systems, processes, and real estate team (contractors, lenders, property managers, etc).

You might do some value-add type rehab, raise rents, reduce expenses by upgrading systems, appealing assessments, shopping insurances, etc.If you can find a deal now and you work that deal, it should on average get better over time ESPECIALLY when you get that opportunity to refinance at a lower rate.

You would be THRILLED to be able to handle kitchen floor damage for basically nothing versus replacing the entire floor!
