Does your overall investment look attractive on a cash-flow-basis only?

Are short sales less attractive since end of 2014, since now banks can go after deficiency or 1099 the owner?

I always price slightly lower to attract many potential candidates.

One of my keyword searches, which is one of the tools I most value on BP, attracts a member who's thoughts and insights I prefer not know as they are long winded, consistently negative and many times incoherent.

We have discussed Airbnb but not have researched it extensively in regards to where that's working besides the attractions here.  

I've been listening to www.flipguys.com podcasts all sorts of great info about team building and attracting the right realtors for investing.

If I'm honest with myself, the idea of renting back to him comes more from the lack of other ways to make my offer attractive to him.2 - The letter he has says the foreclosure proceedings will start in 2 days - is it already too late?  

So a deal once found attractive based on which I bid is turning out not to be so attractive.

There are great areas(suburbs) which would attract more desirable tenants but of course cost more (duplexes and SFH starting around 130k up to millions) close to the water.
