For COC returns or cash flow, look for year round activities as well. 

I was dialed in with that in both LA and Seattle, but it took a few rounds with different contractors to get there.

I have a family member that lives in Round Rock.  

Because it has year round activity, there are only a few slow months during the year.

If you had to focus on the best bang for the buck would you look at:- Whitefish (closest to Big Mountain and skiing)- Columbia Falls (neutral to Big Mountain and GNP)- Coram (presumable cheaper cost and closet to GNP but further from Big Mountain)In terms of bang for your buck, the closer you get to Whitefish Mountain Resort the better your overall bookings and ADRs will be for STR year round.

I live in Kill Devil Hills and own several SRO and year round rentals on the Outer Banks and am happy to chat. 

We recently took a trip to Granby/Grand Lake and loved its year-round potential, plus we both work from home even under normal conditions.So, now we are simultaneously entertaining buying a Denver duplex and renting out our unit and repeating what we did OR buying a mountain home and splitting our time between the mountains and Denver and doing STR.

I am anxious to see what our first year rounds out to be.  

He rents it for $1125/week all year round (with 0% vacancy) and makes $1200/month on his boat slips, so you could easily cashflow with it, especially during spring break/summer months, where you could charge more.
