Many gap funders will do an interest rate and a piece of the upside.. its very very risky proposition especially with someone you dont know etc.. 

@Dillard Stone  if your saying by just joining and paying 20k you can then become a syndicator and do these deals within the club.. then the 20k is chump change.. although to be fair I can't think of a riskier proposition of going into a newbies 5 million dollar first deal.. :)....
