My written lease says no pets unless we have a written pet agreement (which we don't) but my lawyer says that is not really relevant.I have a verbal agreement with her that she will leave this weekend, and I have it confirmed via text messages.

When you clean the carpet and as it dries, things like Carpet Fresh, Pet Fresh, baking soda and other powdery substances will be forced to the top and you will end up with a film of whaterver across the top of your rugs or carpet.

That is the Lease Agreement states only two (2) Adults in this case, named on the Lease Agreement, are the only who can reside in the unit, that no Pets are allowed, and that quiet periods are between, 10:00 pm and say 7:00 am...I am not sure you can really say "no parties", because how does one define a "party"?

The negligence includes:improperly screening 2 tenants who paid late 3+ months before being we agreed they could break the lease early, and then the tenants last payment bouncedallowing a large dog with those tenants (I'd said no pets)repairing damage for those tenants may reach $5000improperly managing the house utilities (deadbeat tenants left me with a $1000 water bill)allowed a tree to grow beside the house which cost $6000 in plumbing repairs & tree removallost rent while I repair the propertyI'm actually getting out of the rental property business, partially due to this.Thanks for any suggestions!
