Focus on learning the numbers and building connections.

I'm still learning the industry,  but I have been able to partner with a CDC based out of texas and they have been a great help and they have allowed me to get involved with getting investors for their project and I'm definitely excited for it.

Lesson learned, but also, this doesn't make me want to buy in CA. 

There is a lot you need to know to be a successful investor and landlord and while nothing beats doing it -  as the best way to learn - you really need to have a good understanding of the fundamentals and the ins and outs.

You definitely learn as you go.
