Although the 2020 Indiana General Assembly Session inserted language in Senate Bill 148 prohibiting the City of Indianapolis from adopting such ordinance requiring the Notice, Indiana Governor Eric Holcomb vetoed SB 148 on March 25, 2020.

My company does consulting work that helps investors connect with and then manage properties in the Pittsburgh area, so full disclosure here is that I would love to find a way to get a new partner inserted to work this deal to completion.

So I have a general rule with tenants 2 srikes and your out - as in "I’ll pay on the 6th" (insert excuse) "oh I’ll pay the 15th" (insert excuse ), if 16th comes along and rent isn't paid  then I evict .

You may see the best and not realize that each unit needs (insert whatever you can think of), and could kill you cash flow for years.

I completed a similar rehab: needed insertion of beams for structural support when we took down a wall between dining and kitchen, plus new deck, and a few window enlargements.

Personally I vote for hiring an expert that knows tenants and knows the system as inserting yourself in the mix can screw it all up.Let your manager market for tenants (that's what they do)Let your manager screen (that's what they do)Maybe work with them to determine your personal screening criteria and then turn them loose following it and maybe you have final check over the tenant once they have screened and selected the one they think best fits.
