I'm hesitate to purchase just any ole property that barely breaks even as a rental or doesn't have value add potential.

She is hesitant to put most of our savings into something.

Most lenders are hesitant to give you financing with no skin in the game for the first deal.

@Marco BarioIt would be interesting as private money loans would be allowed but many like to run them through an LLC or trust which is no longer available and their name will be right their on the docs and in public record if recordedI see people having hesitation to that.

@Jacob VosWinkel, the parents are planning to retire here in a few years which makes them hesitant about it for at least the next 5 years.
