Water is on average another $100, electric $100, heat about $200 in the winter months , and in the other months it's around $50 so I take the other $150 toward cap ex, so all and all the expenses I account for are at $4450 and I get $4550 from rent , but it's going up to $4700 starting January .

On similar properties they are getting well over asking (and often over a dozen offers or more) and cash deals as many of you know…20% down brings you to a mortgage of around 3200/month plus 2100/month management fee (25% of gross which is based on 2021 #’s) and you still have to pay taxes of approx 300/month, HOA 95/month and monthly expenses of approx 700/month (ac/heat, cable, homeowners insurance) plus upkeep/maintenance of cabin $150/month (just a guess but could be more). 65,500 in expenses (and I think this is a conservative number.So, you are left with maybe 30-35k net annually..You shelled out 170k plus closing expenses of 8500 (1%). 178,500 approx.

I've been in the plumbing, heating and construction business more than 50 years, about 50% of my customers are black and I don't see one bit of difference between doing business with black people than with any other ethnic group.

If it were mine, I'd put in a very small rental office, just a half door walk up with a room for a desk and 8 tall file cabinets (and a half bath for management use).Sleeve A/C and electric heat the office with some benches out front for residents and wanna-renters to sit on.And use the rest of the place as rent-able units, except for maintenance storage areas.
