It's all well and good to say "it's an asset not a liability" and all of the rest but none of that matters if the pipe bursts because of freezing temps in Ohio in the winter.

In the event of sub zero temps (in our market) we walk through each vacant unit during the cold snaps to ensure pipes are not freezing and heater is functioning.

Just wanted to add to this that we rent single family detached, and we email tenants about cold weather requirements, how they should never turn the heat off in the winter, even during short vacations, remind them that our minimum heat setting in cold weather months is 59 degrees (in our lease), that they should leave cabinets and doors open to any pipes (laundry, sinks, etc.) that are near exterior walls to ensure heat reaches them if temps are going below freezing, and make sure they keep walkways clear and safe.
