And on the other side, I've seen some vacation rentals that are otherwise nothing special but they put in a cool wall of bold wallpaper, pay for nice furnishings and develop a vibe and they outperform their competition.

I do not know the markets you mention, but wonder how numbers could work today in a very mature market like Nashville with a current seemingly high vacancy rate due to lots of development in recent years.

So much so that it's been now dubbed the super peso and it's causing headaches to Mexican developers who sell in US dollars and have their costs in pesos.The reality is that you actually don't necessarily need to spend a ton of time understanding international real estate to invest internationally, although doing so would definitely increase your success, of course.
