My hypothesis is there could be unique considerations around:  1) insurance, 2) environmental diligence, 3) due diligence like estimating vacancy, and 4) how best to research leasing comps because commercial leases are so different among other items.

If you really like this style, maybe look for an A-frame in different location that will fit your investment goals.  

Compared to conventional, the closing costs will be somewhat higher, the origination costs could be between 2.5-4pts, upwards of $2k for an appraisal and environmental docs is not an existing rental unit... but you could be looking at rates in the low 4's provided none of the 5 of you have low credit.Cheers!

My family has property there and honestly there is a lot of In-Law style units that are already there which the gov has just looked the other way on, this is a move to make it official..

I like the idea of sticking to 1 type of investment style however im sure we will move house to house to flip every 2-4 years so I'm not considering that splitting up my styles that much.

Many local gov't will require a feasibility study, environmental surveys, storm water run off reports, etc... it varies from county to county, state to state, but be aware. 

You can actually do ceiling mount units, units that look like picture frames, as well as several other styles.
