While you can't create limitations against their lease and legal rights they have for quiet enjoyment, things like keeping common areas free of clutter or routine maintenance items that are tenant responsibility can often be added to help keep the expectations on both parties clear.

We use Avail.co to do the background checks, prepare and store leases, and to offer the required renter's insurance policy.Stessa.com does a good enough job acting as a free substitute for Quickbooks.AirBnB and Furnishedfinder.com for listing the space (though I will be trying MiniStays soon).

He could have sold tax free if married but instead he’s going to ask the IRS for an $80k refund ($500k paid, says he sold for $100k) but again you will ow $250k because you said you bought it for $100k and sell for $1M.
