I am not against OOS, I think it can work if it’s done right and part of that process is prudent risk management, a good trusted local team and a keen eye to create value vs just low price to simply earn bragging rights by saying you have now turned an investor!

If your keen on keeping the fee I’d probably ask the tenant to see if they can find another member to fill the property and if they do you will return the fee as part of the security deposit.

On the contrary, I am keen to identify and invest in US real estate through taking a securitised loan against existing property in the UK.
