Before I tried lowering the rent, try offering the local competitors to help you. 

If the road only gets 5,000 vehicles/day, it's nowhere near as attractive as one that's getting 40,000/day.Competition - How many competitors are within a mile? 

Anything below 1 million expect to get some higher rates as the smaller banks and credit unions are the main competitors so they do not have to be as aggressive on rates.

The competitive advantage here is huge… Because you can have and times get a purchase price excepted for 10 or $20,000 less than your competitor who requires a 40 day closing… Time is money, especially to sellers who are under contract and purchasing another house and are dependent on the sale of their departing residence to buy the next house.
