Alton, IL  I think people fail to realize when getting a loan you need income and collateral.

I'm interested in being an exclusive buyer and getting involved in the process.

In my opinion you can't fail unless you don't screen tenants correctly, buy in a bad neighborhood, or get over your head with a rehab.

Many people on BiggerPockets do both or a hybrid - they have a real estate business, like contracting, buyer/seller agency, lending, property management, tax prep, etc. 

The redemption has passed and I am now selling the property and have a buyer lined up.

If you plan on buying investment properties in the future or after this scenario DSCR would be a good fit as well again No tax returns or personal income required.Lastly Non/QM also offers a program called "Bank Statements" for self employed buyers and it will allow the use of "Cannabis" income. 

If the latter, both buyer and title company may have just created major problems for themselves.
