I can say that in CA, if you're the "procuring cause", meaning they wouldn't have known about the property outside of your assistance, you showed them the property and can document that showing, you could still be awarded a commission from the other broker.

That being said, I would like to win the award for the most referrals at the Christmas party.  

It is possible to go to court for financial damages and be awarded judgment and if the court instructs a payment plan, any claims toward a guarantor might not be honored.

@Steven Jackson  I'm not sure if the expression comes from baseball where the pitcher gets stuck between throwing a pitch and throwing to a base and essentially doesn't commit to either which causes a physical "bobble" which is considered trying to trick the base runner and so the base runner is awarded an extra base.
