Not all realtors understand the requirements, and even when they do, don't always try to keep you out of trouble.

I have about 10 doors (started with 2 a couple months ago), I have been trying the farm technique with Realestate brokers in my areas but I want another route.

@Cameron Porter If you're looking at MLS properties, try focusing on ones that have been listed for 90 days or more, or check out expired listings—those are properties that were listed by agents but didn’t sell.

My understanding is you can use it to try and borrow for pretty much anything. 

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

What are you trying to protect yourself from?

We were able to rent it out for $4,750/month the first year but the tenants moved out at end of lease in October, and we've been trying to fill the property since.

A lot of loans require that you already own the land outright before they will provide funding but there are tons of different options.Once you have the funding piece figured out, I would discuss with a builder and try to price it out.
