Nothing fancy but quality materials and good craftsmanship.

This is actually better than many parts of town, but that's partially due to the quality of the assets there. 

However, there are plenty of high quality professionals on here.

Sometimes it is capital constraints, sometimes it is the quality of the market.

I have found it takes a bit longer to find quality tenants in downtown as well, being a bit further up from the city/jobs. 

You can try to use depreciation, but there is only so much, you still have to pay the depreciation back (unless you basically die...)You should check out these threads basiclaly about high quality vs cash flowing... 

The leads are expensive, but they are higher quality and can be managed while working a job, unlike maybe cold calling for hours a day.

I have not heard of him but that doesn't mean he isn't a quality mentor.  

It simply becomes exhausting dealing with all the issues in D class Section 8.That's a good reminder why it's better to invest in quality real estate.
