Although I have had on two occasions found a drywall screw that penetrated a copper supply pipe during the normal course of construction (the pipes were not properly placed or protected), when the screws, after several years, corroded enough to spring a leak.Wax rings and supply line/stop valve replacements are also always going to be Owner responsibility, absent clear evidence of intentional physical damage.

I was followed on foot, followed in the car, and even threatened on a few occasions while measuring buildings.

Because I have been doing this for a while, I already have a decent network of fellow investors as well as friends and family that will be happy to send me referrals as I have helped most of them sell homes in the past....either with staging, repairs prior to close as well and negotiations and on a few occasions politely telling their agent they were an idiot and proving my point.  

As long as you set up the LLC properly, you will be legally protected for most of the occasions.

My sister in law as well as my wife's parents all live in Sandy and I am almost certain I've driven past that place on a few occasions.

I do attend eviction court on occasion and it's either attorneys or owners. 

For those listening to the Morris Invest podcasts, I will post here what I said in another thread for the benefit of those folks even considering investing in D-class Turnkey.I knew Clayton Morris was full of hot air when he said (on more than one occasion) that he has Doctors and Nurses live in his Class D/D+ homes in Detroit/Michigan.

But if I aim for that, at worst I would get is probably $300/month during a bad month (of course it can be WAY worse than that depending on what occurs, but I'm not talking about very rare occasions where you have to upgrade the heating system to a new one).
