The media/influencer community will pick up on an anecdotal property that got into trouble and say it's a sign of turbulent times ahead.

I usually assume it will take 60-days to lease up.

Find local meetups, rub elbows with other investors, find out what they need, and then find a way to meet that need.For example, maybe an investor is growing fast and struggling to keep up with inspections.

If you're talking about building an interior wall to create a bedroom, this could work so long as you aren't significantly reducing living space compared to the competitive rentals. 3 bedrooms with a tiny living area could cause problems.
