I may misunderstand some parts of what you want to do, but here's a lot of bad news...in short, I'm not aware of any shortcut loopholes where you can accumulate thousands in debt/mortgages (aka risk) and then pass that risk off to an LLC with no credit cost to you.

Additionally having an air tight contract will help you out, as long as it is approved by a lawyer that really knows real estate laws.Also, document everything and every encounter with the person, and never speak with them one on one, always have a witness or your lawyer present if things get ugly.There are some loopholes but only if your tenant does something pretty extreme, in most cases however they can play the system and live their rent free until the court date.Hope this helps,Andrew 

And if you can see as good as I would like think some of us can then you know we have many cracks and loop holes in our "streamline system"!

I'm not one to report posts, but it sure does seem like quite a loophole. 

We stopped recommending that approach and we stopped training Mortgage Brokers when it became apparent that the CFPB was going to close that loophole by requiring licensure to service and collect on the loans.

Anybody know if they closed that Section 179 tax loophole for "farm equipment" that big SUVs qualify(ied) for?

YES, there are tenants who will try to exploit every loophole but since I don't take a security deposit most won't find attorneys to take their cases and they can't afford to fight it and thankfully there aren't enough free attorneys. 

With all of that being said, we have seen so many people lie about a disability in an attempt to use this as a loophole to get landlords to take vicious breed dogs.

Its very likely he is a lawyer and found some loophole.
