The points made have raised some interesting thoughts, with some common themes. 

The common theme seems to be, don't skimp out and try to save a few bucks or in Teddy Smith's words "don't hire idiots to do work" lol. 

I can find good deals but I just don't have the funds to ciose theme.

For today, I would like to return to the Serenity Prayer and discuss how new investors who are beginning their careers in real estate can use data and themes to make decisions.

But some common themes are a “can’t lose” attitude, leverage, and amazingly enough, thinking that we’ll be OK because it’s different this time!

If these are the numbers that are selling in this neighborhood then I'm far off on my married sales price.Both properties currently for sale are not updated and have their original early 1990's theme.

I see a theme here of: "Yes I regretted selling because I bought for 200k, sold for 300k, and now the house is worth 400k"So this is generally true with just about anything other than used cars.

Growing up in Los Angeles County I witnessed the same reoccuring theme.

However outside of the med students doctors and lawyers there is a lack of good blue collar jobs, corruption is rampant, miles and miles of poverty.  

Depending on zoning, turn it into a themed vacation rental.
