They know the market, understand contracts and law, are experts at negotiation, provide a second (objective) set of eyes, and more.

If it's made publicly available, understand that most investors have already passed on it. 

But I would add this: the right tenants are most definitely worth holding out for.In the LTR game, good tenants, in any long-term rental situation, almost always understand that they ARE good tenants.
