I'm not looking for step by step but wanting to make sure my processing is correct.I'm a realtor and have found a property I believe has potential for a great flip.With absolutely nothing to offer money wise I would hate to let this opportunity slip between the cracks.Here was my thought process after listening to podcast after podcast and reading constantly about hard money lenders.1) Gather all information (comps, ARV, estimate from reliable contractor, all related documents, etc.)2) Follow through with hard money lender to pay cash for property and renovations with agreed terms3)Purchase property4)Renovate5)Sell6) Pay back hard money lender (amount borrowed plus interest)7)Done DealObviously this is very over simplified, but I wanted to make sure my idea of what a hard money lender could/would do wasn't too far off for someone in my situation.Am I missing anything?

Figures like Paula Pant, Joe Saul-Sehy, Scott Trench, and Mindy/Carl Jensen come to mind; they possess broad knowledge and excel at simplifying intricate concepts into easily digestible points.I look forward to any recommendations or insights the Bigger Pockets' community may have.Warm regards,Mike 

@Adam Hays The BRRRR Goal in my opinion in an over simplified example1.

-This is a lie because although we used a simplified version of a wholesale contract that is only 2 pages there is NO WAY we could only hand him the second page because the contract was printed on ONE sheet of paper that was printed 2-sided.Lie#5Seller claims to be an elderly man that we took advantage of.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

This paper is supposed to simplify life and not make it complicated.

Hire help if there is no better option, and certainly simplify things when possible.

Congrats on getting a single investor to help take it down, that really simplifies it for you.

Kind of simplifies things and don't have to worry about compliance .
