It will cost me a few bucks but it relieved her of trying to figure out how to keep the yard cut while she's 2000 miles away trying to deal with the death of a parent.

We just stick to the numbers, take a few deep breaths, and let other investors buy it.

Well to me that's just the cost of doing business and if you don't have the deep pockets to pay your staff to do this on an ongoing basis then do you really have the funds to close my deal?

Also, the town/area this is in, is in deep South Texas, very close to the Mexican border, you can get to Mexico in about 25-30 minutes depending on traffic.

@Michael Wetherby, even professional Flippers get it wrong sometimes, often then relying on their Lenders or their own deep pockets to keep them out of strife. 

Take a deep breath and look at the numbers. 

Also, as far credit score goes you want a 740+ as this will get you the best rates but you can get started with most lenders at a 620.If you have any other questions don't hesitate to message me as I was trying keep this nice and broad and not dig too deep in 7 different directions :)Best of Luck!
