@Brian Pulaski, it's all in the fine print, as it is in so many businesses where the difference between being 100% good and opening oneself to trouble is just a simple disclaimer that clarifies the nature of your proposition. 

It can be done, but it's an expensive proposition getting started.

What other profession in the world has such a low barrier to entry that you can proposition a 5+ figure transaction with a grammatically inferior 'letter' (I use that term loosely) rife with spelling errors?

I know that may be a slightly ummm risky proposition since I'm sure you'll get an ear full, but how else do you expect to get her off your mailing list...unless you want to keep her on it until she really does lose it and just sells at that point.

There's no way I was going to set my end buyer up for a losing proposition.

Many gap funders will do an interest rate and a piece of the upside.. its very very risky proposition especially with someone you dont know etc..
