What prevents one of the tenants from calling a friend telling them when you will be there collecting. 

I can’t count how many deals I’ve gotten where the original buyer asked for something like carpet cleaning or driveway oil stain removal on a house. 

The notched/cut/headered joists should be evaluated and repairs should be specified as required to prevent failure.

Which many times prevents other buyers from offering an inflated amount that no longer becomes a great deal. 

But here's why -The property (A) I am selling has big negative cashflow, which is pushing up my DTI and thus preventing me from doing a cashout refi on another bigger property (B).My mortgage broker has been working on the numbers, and one way he came up with is to deal with A and B at the same time.

The apartment has a hot water baseboard heater above it but there are no signs of water stains or drips. 

I've seen and heard of a lot of mistakes cash buyers made that bank underwriters would have prevented.

But the carpet was not steam cleaned ...full of stains and bubble gums everywhere... the lawn was now even maintained...full of weeds...grass almost dead... so we had to put some fine for carpet and lawn...And also for the lease breakage...

Note that I have a good credit score but I do have a foreclosure on my record from 2015 which prevents me from going the conventional mortgage route.For example a house I am looking at sells for $110K and the rent is $1095.

For example should I make the place look pretty or spend a chunk of money preventing moisture in the crawlspace?
