I tell all my managers, "No Pets, No DirecTV and No Section 8."

Can any of you low income rental landlords out there give me some advice on how to screen tenants, places to get the application and lease forms (the property is in Fort Worth, Texas) where you advertise, how you advertise, what kind of deposit and pet policies?

Obviously, I would want to meet them in person and make sure there's no pets, no smoking, etc. 

Things that I am considering are pets, smoking, late fees for overdue rent, and modification of any kind to the property.Thanks for any input!

If that liquid has an odor like pet urine or alcohol it stays with you for a long time.Just my nickel

It will be $1800 (900 rent, 750 deposit, 150 pet deposit).With having two roommates for tenants, can I require only one pays me and avoid a partial payment that way?

When I reply to the email I have a very easy pre-screen to sort it out a bit better as far as pets and other things.

Are you charging "pet rent" on your rentals?
