Your mentor is using a cash partner and not his own money to JV with you?

I can see more agents finding someone like me that partners on fix and flip and just buy their own deals and cut the investor out of the equation. since they are doing all the work for small fee especially in low value markets they can now pick up the profit on the deal along with listing commish and basically do the same thing.. they can cut down on volume and make more money .

The average time to flip a home is 6 months --again averages, but with a solid network and referral partner you can find incredible deals that are far less price than $250k (like $70 - $90k) and average profit potentials over double from the 20% average example, pending on extra hands provided for your daily research.

Start researching financing options and maybe some partners that are experienced. 

My business partner and I have a joint LLC (shared business bank accounts / credit cards / etc) - pretty standard stuff.

At the time I looked at it with a friend/potential partner. 

He even had former employees hire the contractors, so when he didn't pay them, they couldn't sue him but ended up suing is poor employees.He has bragged about never being able to be traceable because he sets up his LLCs in such a way he can operate without legal ramifications,This man has no moral compass and has stolen the retirements of so many people.He did all of this so he could fund his new syndication business MENACE CON, with his other partners Nicholas Trevillian and Jason Von Payne...

I guess you could collect an illegal commission if the sellers and their JV partner were willing to pay it.
