This is likely the reason you're not seeing many lenders offer it.

I would also note your mention of not wanting liability, but offering to "co-sign".

Offer to be his/her assistant for free, do all the stuff he/she hates doing, and learn the business from them.

I've had a few offers of more than twice what I paid for it.
