The deal sound like it could be a great deal at $90k, if other properties nearby are worth $200k and you are getting $1380/month in a market that is good and improving.

I am looking to start in Omaha but eventually expand to other college towns nearby such as Lincoln, Kearney, Ames IA, Brookings SD, Fargo ND, etc. 

I realize as a beginner it is easier to get started on deals that are close to me but having friends and family nearby I feel a little better about going through with it. 

For $4M you could literally live in a castle in beautiful Summerlin in a brand new construction home in a gaurd gated community with manicured streets and Whole Foods and 10/10 schools nearby.

Open to hear opinions in other nearby states in this price range.

I'm currently looking in the North Jersey Area(preferably Bergen County but open to other areas nearby) I currently work full time as an Electrical Engineer and would like to start real estate investing!

So I've debated looking for a new deal to pop up, checking online every day, hoping to find an ideal BRRRR candidate or buying another home nearby and renting this one.

To give you some perspective on rents in the area, my girlfriend lived right in front of Norris Square on Hancock St in a 2 BR/2 bath apartment with a roommate until August of last year and they paid $1800/month, so for a large 4BR home nearby you could probably be charging at least $2k+.I bought a 1600 sq ft 3 BR/2 bath fixer upper in May of last year and did (edit: still doing) a full renovation.
