I once had a call saying half the refrigerator isn't working they refrigerated all the food in the freezer while waiting for a replacement but normally the fridge is a complete failure and tenants are not that flexible.

Plus we do development and the returns far outpace the loss of 401k value, but that is not the norm.

We can lend with a loss on the rents, but your rate will be higher! 

However, you can suggest that they purchase "Renters Insurance", and state this in the lease that if they choose to not purchase "Renter's Insurance" then you are not responsible for any loss or damages to their property". 

The people who bought in 21/22 expecting to get rich quick had their bubble burst already and have already moved to LTR or liquidated at a small loss.
