I unfortunately had to stop competing due to training to hard and never allowing injuries to heal properly. 

They either won't do it at all or won't do it well-- or worse, will "try" to do it, get/fake an injury, and sue.

But also keep in mind, all it takes is a visit from family or friends with small kids to expose them and you to the risk.Insurance - I also recommend you talking with your insurance agent just to confirm your coverage for the pool but also what type of coverage you can expect should their be an injury or worse.

You need to be protected from law suits or injuries occurring on your property.

If they fall lugging some antique and break something...they look to your insurance to pay medical bills no matter whether they were too cheap and stupid to try and haul furniture they couldn't manage without injury.

If hurt moving in or out they will be advised by their associate/doctors that landlords cover these types of injuries on their premises willy nilly and advise them to claim expenses against them.

The rental provided for herein shall thenbe accounted for by and between Landlord and Tenant up to the time of such injury or destructionof the Premises, Tenant paying rentals up to such date and Landlord refunding rentals collectedbeyond such date.

I mean, obviously they would be volunteering to be interviewed, but that almost seems like forcing them to add injury to insult. 

You want your tenants to carry liability insurance to insure that the burden of the cost in the event of a injury to your tenant does not fall on your insurance policy.
