I keep my deal flow moving by Investing heavily in direct marketing to provide the opportunities for that investment capital to work.A successful real estate investment machine will produce returns for lenders & profit for investors ONLY when that machine has inventory to process-ie DEALS.I can only agree @Toyin Dawodu.

Housing construction not only creates jobs directly related to home construction, but a lot of indirect jobs as well.From an investor standpoint, I like to see housing start numbers that are slowing climbing.

@Rob Cee Its the original intent of the borrower if there is a compelling reason that the borrower had to make a change in direction and can prove that some outside event or agency created a different direction everyone one in the transaction is fine..

If the home only had one pipe that ran to one faucet it would do what you believe it's doing in protecting the water line from freezing, but homes have multiple water destinations, kitchen sink, dishwasher, ice maker, bathtub, vanity faucet, showers, toilets etc...with multiple water line branches.That system works only as a localized system on the trunk line or water line that is in direct line from the place you have it installed, back to the water heater, there are other water lines that branch off from the water heater at some point and odds are greatly not in your favor that you're pulling the water from those lines and recirculating it.

I am now considering investing hard money into tangible assets that indirectly are targeted for seniors which is a real problem...with a real solution... since as real estate investment patterned after mutual funds REITS are attractive as income producing capital for long-term growth.

With the clients I have worked with, I have never been in direct competition with them for a property so it hasn't really come up.
