I find it to be more organized and easier to use than Salesforce!

It is a moving target and challenging so you aren't the only one dealing with these challenges!

While we lean heavily on the pro's  for repairs and estimates it makes it much easier when we know the typical issues and concerns on the plumbing, roof, electrical etc sides of a property. 

Similar to setting up a Solo 401k many are unaware of the laws and regs and don't want to touch anything unfamiliar and so it is always easier to say "we don't, can't do that.

Unfortunately, it's easier said than done.

Did you target a location and find a contracting company first to be prepared before hunting for deals?

I bought my first house-hack SFH property in Sandy, Utah in 2022 where I currently reside.I am now 22, single and have enough saved for another down payment (targeting small multi-family).

Some strategies are much easier than others, and it is much safer to start with these (househacking, buy and hold single families, etc..).

Targeting out-of-state landlords sounds like a smart move  

This state is landlord-friendly and eviction if needed is easier (3-4 weeks).
