There is a certification called CAPS "Certified Aging In Place Specialist", that focuses on home modifications to keep seniors in their home, but I have not seem or heard much about using newer voice assist or home health solutions to assist as well.

I don't think this was mentioned yet, but getting an estoppel certificate signed off by the tenant might help with a couple of your lease/deposit issues.
