Another option could be to amend #2 and purchase a home and convert an extra space into an ADU or build one above a garage since CA just made it a lot easier and cheaper to build ADUs.

Use the standard Texas contract and make an amendment or have your broker or attorney or title company help you if this is your first "sub-to". 

Would like to get everyone's thoughts on whether to allow a lease amendment or not.

Great location and building amendments but the building it self charges for everything that makes the building great.... use the pool, charge, Gym, charge, parking, charge, BBQ, charge and so on. its like an extra $200+ a month to fully use the building.

When they determine the balance, you and the seller amend (with the proper amendment form) the contract to the actual balance and close.
