The HVAC for the first floor unit supplies conditioned air into the common hallway/stairway.

Could have a gravity furnace, poorly laid out and insufficient ductwork...particularly cold air returns improperly sized.4 - Plumbing. 

Let alone how competitive the market is here, they could just find another buyer.My big concern is that the property doesn't have central air and I would be installing that with ducts going through the attic (no crawlspace) immediately during the first month after closing.

I have some 3 families where the 1st floor is hot air; second floor is hot water and the third is hot air again.

I think the rehab budget is up in the air right now but the GC I had stop by today said 120K.

It's just nice to get outside and enjoy some fresh air!

Not sure how the heating/cooling is in this home but perhaps you’d consider looking at your states green incentives for installing a heating & cooling air source to your tenants spaces.

I'm acquiring a property in Galveston, TX and would like to keep the a more regular eye on things that may deteriorate faster than others due to salty air/water exposure.

I get the filtration/softener serviced 3x a year because I am lazy, and a little old for the 40# bags of salt; we have the septic system pumped every 4-5 years.

If you're buying out in the valley then there isn't going to be nearly as big as an Air BnB market as there is in Girdwood.
