The exception to this case would be some of the production builder floor plans that include an efficiency with "private" back door access on the bottom floor or a garage apartment as part of the new construction.I found some older duplexes farther towards West U area but the cost was way high in relation to the disrepair of the property due to land value.

The new ones are quieter it is designed and mandated to operate more efficiently.

I know we'll lose some time/energy on securing a new client, but I'm okay with this if we don't lose any money due to vacancy.  

I am looking to improve efficiencies of how the building operates. 

Many seasoned investors find that they can spend that time that may be wasted more efficiently, by doing what they can to make money instead. 

The only efficient way to get rid of them is like Ned mentioned, you need to cook the house for a while.

It does take time, and energy. 

I did have my electrician do an electrical plan overlay for the electrical in the kitchen, so that is one factor.I will also say that there are crazy energy regulations in place in CA that can impact the electrical and HVAC. 

How do I make this an efficient and automated process?
