you cash-out refinance after title seasoning and get 70% of ARV (200k) back so in your example you would get 140K back and have 60k in equity left in the property.

And I’ll let you in on my experience of 40 plus years in real estate, and having personally met many of he older time gurus; take away the slick presentation (prepared by a marketing firm in either Las Vegas, Nevada, or in Provo, Utah), the “glamour” shot appearance makeover, the unsubstantiated resume and personal history, and the buzz words and motivational bs, and what you’re left with is most times a salesman/marketer and NOT someone who has had much if any success investing in real property.

Meanwhile there are brand new massive residential buildings going up everywhere, 2 LANES INTO 4, 4 into 6, Amazon taking 2 mill sq ft, brand new 20 story Sherwin Williams building in the heart of everything, new restaurants, try getting a hotel room for under 500 in season and more.

.- However, the thing that makes Hawaii very doable is that the cost of flying is cheap, from CA one way the cost is $90-$200 depending on the season. - Every Hawaiian Island is very different from one to another, and between towns is also a bit different.
