I'd remove it, I have one in my yard but would never trust a tenant to maintain it, plus you'll have enough stuff to keep in repair without adding unnecessary things

That means that many of the housing units in Detroit are completely unnecessary.

I also have never "billed" a tenant...if they don't pay rent on time on their own then I text/email/call them and let them know I haven't received it and what their options are (reduced late fee, full late fee, eviction filing, etc.).Being a landlord is hard enough, no sense in causing yourself unnecessary stress by having to drive around collecting rent EVERY month.  

And, worse, there are so many legitimate ways to accomplish various goals in real estate, to get in the habit of breaking the law (or potentially breaking the law) is, frankly, stupid and unnecessary. 

I am a title agent and our attorney connections (both staff and non-staffed) would certainly address any questions we had, however, I agree with Dan that probate is still the most effective way to go and will assure that title is clear and that the new owners will have no unnecessary hassles after closing.

If it's a fee paid at closing, it could be a transaction fee to the brokerage, which is fine, although totally unnecessary.

I've brought this up with my attorney here in CA before and his answer was "LLC's create a lot of unnecessary paperwork and expense, and just get a good umbrella policy".  

I want to provide and safe enjoyable place to live, but this seems like unnecessary fixes.

Just keep in mind every program you use has different qualifications, but if you’re familiar with VA loans and can use it to your advantage without the help of a lender, then it’s unnecessary! 

I agree that it can be really annoying when people change things just for the sake of changing them, and when there's unnecessary drama and story lines in a show.
