My offer was just accepted on a duplex and being a first time home buyer AND house hacker, I'm equally excited and as nervous as a long-tailed cat in a room full of rocking chairs but I digress.

You really need to work with a Realtor that frequently works with House Hackers and investors so they can send those properties to you as soon as they hit the market. 

As a fellow house hacker, I can totally relate to having some interesting tenants.Since he is an inherited tenant, make sure you review the lease again and check your local laws, but I believe that you can evict him relatively quickly.

Any other advice for a new house-hacker is accepted as well ! 

My wife @Jess Haas and I have done 5 similar projects (Buy and Hold rentals / BRRRRs) in Seattle and a lot of my clients are investors or house hackers doing the same.

I work with a lot of clients that have similar goals - either investors looking at straight rentals or house hackers using that strategy as a stepping stone to a bigger portfolio or some financial freedom.

As a house hacker you should exclusively be looking for 5-2s or larger- in my experience, nothing else in Seattle is going to cashflow like you need it to. 

Are there any programs you know of or have heard of that would be useful for a first time house hacker coming to the area? 

We focus mainly on house hackers here, where investing in Fort Collins/ Denver offsets your living expenses and gives you more of that mullah back in your pocket.
