We bought it at a 7+ cap so sale price was essentially price adjusted for the assumption.I would run two scenarios get the actually yield maintenance $ amount and add it to the purchase price and see what your model looks like after placing new debt and what your model looks like if the lender will give you a supplemental.What's your exit strategy and timeline?

@Drew Markert I'd also just keep in mind a house built in 1990 sounds reasonably new and in a lot of aspects (plumbing, electrical, foundation style) it is very new, but a house built in 1990 could still be on the original roof, furnace, ac that if they haven't been replaced are going to be right at the end of their useful life.

Hi,I am researching this business niche also, very interesting discussion...I see co-working is new business model so never went through recession cycle, not sure how it will go in next recession...I can see downtown in major metro doing excellent right now, not sure about small metro and suburb area.How about Regus model (Office space renting only)?
