It is extremely hard with the high food cost & overhead cost today.Restaurant is not for old (over 40) people that does does not have creative idea, willing to change & adapt the new trend or ahead of the wave.restaurant business takes a lot of time, money & effort to update; to maintain the customer base every 3 to 5 years, Much shorter life span for bar business.

You have to paint the one wall.It may cost $800 to replace the top, but if the life span of the stove is 10 years and it is 6 years old, you can only charge him for 40% of it.

Joe this just goes so much deeper than what most would imagine.. these are 5 to 10k value ghetto homes that were in many cases never touched.. they are trashed.. and they are for all intense and purposes past their economic and or functional life span.. so these folks got talked into paying 40 to 50k for the property then sending an additional 5 to 15k to rehab them.. when in fact a proper rehab would never be warranted on these as it would be 25 to 40k.. each property..

Chris I did exactly what you're talking about in my backyard to cover up my neighbor's chain link fence, I have a 12 foot span.
