Trying to see what the perception of Birmingham is with other investors.

Because I am a newcomer I am extremely concerned with the risk of perception (i.e looking like a 'customer' or 'competition' as opposed to being a 'prospectively mutual asset) that comes with being a newbie.

Great cities in TN with less crime than Memphis (or that's the perception at least from those of us who are east of the river - TN river that is).

Some issues sellers may run into are getting low-ball offers; lack of exposure; and in some cases, buyers may have the perception that a FSBO seller is more likely to overprice their property.

Also, as previously mentioned these loans have a better perception with sellers compared to FHA.

Land is valued based first on this perception of intended use.

It really depends on how close your perception is to their perception. 

Almost all of those reasons found to be more of perceptions rather reality.
