As a landlord or a tenant do you have any general advice to make it as successful and smooth as possible?

The apartment was fully renovated 1 year ago, granite counters, tile floors, full renovation, she was first tenant, so I want this to go smoothly and get a nice apt back in one piece.

They have been quick to close several types of transactions and things seem to flow smoothly with this firm. 

Also, don't underestimate ease of accounting when you are talking about how smoothly your investment goes over time.  

If these tenants can't pay then you're going to have to go through the headache of getting new tenants and establishing rules, most likely will not go as smoothly as these.
